Our Partners, Justin Chia, Kok Yee Keong and Charles Ho, conducted a 1.5-hour seminar on "MCST arrears recovery and other FAQs" for around 60 strata managers from Knight Frank Property & Facilities Management on 19 August 2026.
The programme included an overview of the MCST's legal options for recovery of contributions arrears (i.e. maintenance funds and sinking fund), such as lodging MC Charge over the unit and the MCST's power of forced sale over the unit, as well as commencing court action to obtain court judgment and subsequent enforcement steps such as garnishee, seizure and sale, examination of judgment debtor, and winding-up and bankruptcy.
The seminar also covered common issues faced by MCSTs, such as common mistake in recovery of arrears, claims against vendors, building defects claims against developers and others, non-payment of electricity bills for developments under the En-Bloc Contestability Scheme, and the use of NRIC numbers for condo registration.
Many queries were raised during the Q&A session, and it is hoped that the participants have learnt practical tips and legal knowledge in handling strata management issues.
